Autostem is a garage door company on Bellflower Blvd in the 90815 ZIP, and most of what we do is tied to a property changing hands. Buyers in an inspection contingency. Sellers a week out from photographs. Agents who have had a deal wobble over a door before and would rather it did not happen again.
That focus came from watching the same conversation repeat. A buyer would ring three weeks after closing, having discovered the door they saw work once during the walkthrough was running on a broken spring, a spliced cable and an opener old enough to predate half the current safety requirements. None of it was hidden. Nobody had looked.
What We Are Not
We are not home inspectors and we do not pretend the general inspection is inadequate. A general inspector covers a whole house in about three hours. The garage door gets a button press, a reversal test and a line of text, and that is a reasonable allocation of their time. It is simply not an inspection of the door.
What we do is the one component, properly, with the transaction in mind. Spring cycle life against apparent age. Cable condition, which near this coast means looking for corrosion coming out from between the strands. Reinforcement bracket. Drum timing. Whether the opener carries the battery backup that California has required on new residential installations since July 2019. Whether the entrapment protection actually meets UL 325 or has been defeated with zip ties, which we find more often than anyone would like.
The Report Is the Product
You get it in writing, with photographs, priced item by item. Whether you use us for the repairs is genuinely your decision, and pricing the fix does not commit you to anything. A report that exists to sell work is worth nothing to a buyer at the negotiating table.
